Two of the best known are almost opposites: buying to resell quickly, the <strong>Fix &amp; Flip<\/strong>, and buying to rent out and hold for years, the <strong>Buy &amp; Hold<\/strong>. Both make money, and neither is \u201cthe best\u201d. The mistake is to choose by fashion, instead of choosing by what fits your goal, your horizon and your appetite for risk.<\/p>\n<p>That is why, in <a href=\"\/en\/metodo\/\">our method<\/a>, we look first at the goal and only then at the property. In this guide we compare the two strategies without hype, to help you decide with clarity.<\/p>\n<h2>Fix &amp; Flip: create value and exit<\/h2>\n<p>The idea is simple to state and demanding to execute: buy below market value, renovate and sell, usually within 4 to 6 months. Each deal delivers a one-off gain, at the moment of sale, and the capital rotates: it goes in, does its job and is free for the next one.<\/p>\n<p>And there is a common misconception here: Fix &amp; Flip does not have to be an isolated gain now and then. If you build a system to have deals coming in and going out in series, it starts to generate income continuously, deal after deal. In return, it demands a lot of dedication: it is more of a proper job than a passive investment.<\/p>\n<p>In exchange for that speed, you become dependent on two variables you really must control: the cost and timeline of the works, and the price and time to sell. You buy, rent out and hold for years. The return has two parts: the rent, which comes in every month, and the property's appreciation over time.<\/p>\n<p>The downside is that the capital stays invested (you do not get it back any time soon) and there is management that never ends: tenants, maintenance, periods with no one renting and the ups and downs of the market. The right question is which is best <em>for you<\/em>. Answer these four:<\/p>\n<ol>\n<li>Do you need the money back soon, or can you leave it working for years?<\/li>\n<li>Do you want a one-off, visible gain, or an income that trickles in every month?<\/li>\n<li>What keeps you up at night: the risk of the renovation and the sale, or dealing with tenants and months with no rent?<\/li>\n<li>Do you want intense but short involvement, or lighter management that never ends?<\/li>\n<\/ol>\n<p>There is no right answer in general: there is the right answer for your goal and your profile.<\/p>\n<div class=\"callout\">\n<p><strong>A word about taxes.<\/strong> The two strategies have different tax treatments: Fix &amp; Flip generates a resale profit; Buy &amp; Hold generates rental income over time (and, later, a capital gain if you sell). The ideal structure (in your own name or through a company) depends on your case. Do not decide this from a blog: always confirm with your accountant.<\/p>\n<\/div>\n<h2>And why not both?<\/h2>\n<p>In practice, many investors do not choose: they combine. Fix &amp; Flip generates capital relatively quickly; that capital can then feed a Buy &amp; Hold that builds wealth and income over the long term.
