T2 Apartment: Mercado de Benfica

The differentiator of this project was not in the renovation: it was in the deal. We identified the T2 outside the open market and opened a direct channel with the owners. As the sellers wanted to release the property quickly, our negotiating power allowed us to close the acquisition below market value, with enough margin for a minimal intervention and a short-cycle resale. Execution was surgical and took 15 days. The property was in good condition (there was no painting, only a deep clean and home staging for the photo session). In parallel, we set up a dedicated marketing plan with professional photos and multichannel promotion, positioned to appeal both to an investor (with a clear margin on entry) and to an end buyer (a property ready to live in or to renovate to taste). The value creation came from the acquisition strategy.
